Answer: Although flat roofs suggests that they are flat as a matter of fact flat roofs are generally built with a slight incline so that rain water can drain away in to the gutters, so flat roofs are not always absolutely flat.
Answer: Over time weather conditions such as hail, heavy rain, snow, strong winds and even the suns ultra violet rays cause your flat roof to wear and tear. If a flat roof is not properly maintained then it will eventually leak and cause further damage which results in a more costly flat roof repair. For this reason we recommend a yearly roof inspection and for your flat roof to be maintained between 10 and 20 years after its initial installation or previous maintenance. Answer: Our flat roofs comprise of checking and renewing (as necessary) of the roof deck covered over by roofing felt with either two or three layers. We use High Tensile HT materials that can last up to 20 years.
Answer: HT stands for 'High Tensile', which basically means very high quality and very strong. High Tensile materials mean you do not need stone chippings (that can bloack gutters and move with the weather).
Answer: Yes it is possible to repair a flat roof in cold temperatures, however, a number of steps and precautions would need to be taken. Firstly, if the felt is damaged, then the decking may well be damp, therefore an appropriate covering will need to be implemented to either prevent further damage or for our team to strip off and then dry out (or repair any damaged decking). The most effective repair to an old roof, is to just replace it, flat roofs have a typical life of eight to ten years (depending on climate and location) and it can be false economy to patch a damaged old roof. Answer: A flat roof lifespan can be between 8 to 10 years however this all depends on whether the flat roof has been properly maintained. If a flat roof is uncared for then this reduces the life of your flat roof and can lead to leaks unexpectedly. If a flat roof has a yearly examination and preventive maintenance then it will perform as expected and last a lot longer saving you money on roofing bills. Answer: The best way to fix a leaky flat roof is to replace all of the felt. Felt has an 8 to 10 year life so if is close to 8 years (or longer) then you should consider rpelacing the felt, before it starts to leak. If it is less than 8 years, then it is possible to repair a section tha is damaged with HT Felt.
Answer: There is not normally too much to do to maintain a flat roof, in the past flat roofs had chippings to help protect the surface from weather conditions, however, the sharp chippings could damage the felt if they are walked on. If you have chippings, then make sure they don't block the gutter, put them back evenly over the felt, but without treading on them. If you have to go on the roof, then get a manageable sized 12mm+ ply board to help distribute your weight evenly over the roof surface. Answer: It is possible to repair a flat roof yourself, but you would need to make sure that any fix you make will need to be completly 'water tight'. Removing any dust, grease or dampness from the area in which you are going to fix a patch. If your problem was caused by something puncturing the felt, then it is worth repairing, however, if it 'just started leaking' then it might be false economy to repair, and cheaper in the long run to replace the felt with HT Felt. To repair a flat roof properly, you need good felt and boiling bitchimum to ensure a proper water-tight seal. The latest technology is EPDM and has a Longevity (guaranteed for 20 years but known to last a lifetime).
